Meta Ads for Estate Agents: The Only Two Campaigns You Really Need

Meta Ads can feel unnecessarily complicated.

There are different campaign objectives, audiences, placements, bidding options, tracking setups and endless settings inside Ads Manager. So it’s understandable that a lot of estate agents simply stay away from paid social altogether.

And, to be fair, we completely understand if Meta Ads aren’t something you want to manage yourself. There is a lot that goes into running them properly, particularly when you start thinking about creative, landing pages, tracking and optimisation.

But the strategy itself doesn’t need to be complicated.

If you strip everything back, there are really only two Meta campaigns we think most estate agents need to be running:

Lead campaigns, to generate enquiries.

Engagement campaigns, to generate interest in your agency and get more of the right people interacting with your content.

That’s the simple version.

Here’s what each campaign does, why we recommend them, and how they can work together.

1. Lead campaigns: generate enquiries

If your goal is to generate valuation requests, buyer registrations or development enquiries, Lead campaigns should be doing the heavy lifting.

This is the direct-response side of Meta advertising. You are putting an offer in front of the right audience and asking them to take a clear action.

We’ve run property lead campaigns that have generated good-quality enquiries from as little as £15 per lead.

But cost per lead isn’t the only thing that matters.

A cheap lead is useless if they have no real intent, submit incomplete information or never answer the phone. For estate agents, lead quality matters far more than simply generating the lowest possible number inside Ads Manager.

We recommend using a standalone landing page

One of the biggest differences between how we approach Meta lead generation and how many campaigns are set up is that we generally recommend using a standalone landing page rather than relying on Meta’s built-in lead forms.

It does involve more work.

You need to build the page, set up tracking correctly and send people away from Meta before they submit their details.

But we think it’s definitely worth it.

A standalone landing page gives you far more control over the experience. You can explain the offer properly, add proof, answer objections and ask the right questions before someone enquires.

It also adds a small amount of friction.

That might sound like a bad thing, but when it comes to lead quality, it can be useful. Someone has to be sufficiently interested to click through, read the page and actively complete the enquiry.

The result is often fewer low-intent submissions and a higher proportion of leads that are genuinely worth following up.

What can estate agents use Lead campaigns for?

Lead campaigns can work particularly well for:

  • Vendor valuation campaigns

  • Landlord valuation campaigns

  • Buyer registrations

  • New development enquiries

  • Specific property launches

  • First-time buyer events

  • Market reports or downloadable guides

  • Other lead-generation offers

The exact campaign will depend on what you want to achieve, but the principle stays the same.

If you want someone to enquire, build the campaign around that action.

2. Engagement campaigns: generate interest

Not every Meta campaign needs to generate an immediate enquiry.

Some of your advertising budget should simply be helping more relevant people discover your agency and engage with the content you’re already producing.

That’s where Engagement campaigns come in.

And compared with Lead campaigns, they can be incredibly inexpensive.

You don’t need a huge budget to make a noticeable difference. Even £5 a day can have a big impact on the number of people seeing and engaging with your content.

The aim isn’t just to buy likes.

It’s to get your best content in front of more of the right people and turn some of those people into genuinely engaged followers of your agency.

You don’t need to create separate content

One of the best things about Engagement campaigns is that you can often use content you’re already producing.

That might include:

  • Property tours

  • Local market updates

  • Recently sold properties

  • Area guides

  • Agent-led advice

  • Testimonials

  • New listings

  • Behind-the-scenes content

  • Strong-performing Reels

Instead of posting that content and simply hoping the algorithm gives it enough reach, you can put a small amount of budget behind it and deliberately show it to more relevant people.

Over time, that can make a substantial difference to your page.

You gain more engagement, more profile visits and new followers who have already shown some level of interest in your content.

And some of those followers will eventually become leads.

Leads capture demand. Engagement helps create it.

This is why we like running the two campaign types together.

Lead campaigns are designed for the person who is ready to do something now.

They might be considering selling their home, looking for a new property or actively researching a particular development.

Engagement campaigns have a different job.

Someone might have no intention of selling their home today. But over the next few months, they might repeatedly see your market updates, property videos and local content.

They start recognising your brand.

They see your agents regularly.

They follow your page.

They become familiar with the business.

Then, when the time comes to sell, let or buy, your agency isn’t completely new to them.

You’ve already built some familiarity.

That’s the long-term value of Engagement advertising.

Lead campaigns capture existing intent. Engagement campaigns help create future intent.

What about Meta’s other campaign objectives?

Meta gives you plenty of other options inside Ads Manager.

That doesn’t mean you need to use all of them.

There may be situations where Awareness, Traffic or other objectives make sense, but for most estate agents we think things can be kept much simpler.

Start with the question:

Do you want an enquiry?

Run a Lead campaign.

Do you want more relevant people seeing and engaging with your content?

Run an Engagement campaign.

For most agencies, those two campaign types cover a huge proportion of what Meta advertising needs to achieve.

How should you split the budget?

There isn’t one budget split that works for every estate agent.

If your immediate priority is generating valuation enquiries, most of your budget is probably going to sit behind Lead campaigns.

If you’re already generating leads but want stronger visibility and more activity around your social media, it might make sense to invest more heavily in Engagement.

The useful thing about Engagement campaigns is that you can make a real difference with relatively little spend.

You might have a larger monthly budget going towards lead generation, while running a simple £5-a-day Engagement campaign alongside it to continually amplify your strongest content.

The exact percentages matter less than giving each part of the budget a clear job.

Don’t expect one campaign to do both jobs

One of the most common mistakes is expecting a single campaign to achieve everything.

An estate agent boosts a Reel and then wonders why it didn’t generate valuation enquiries.

Or they only run direct-response valuation ads and wonder why they’re not building much of an audience or creating much engagement around the brand.

The two goals are different.

If you want enquiries, build a campaign specifically designed to generate enquiries.

If you want attention and engagement, build a campaign designed for that.

Trying to make one campaign do both usually leads to muddled results.

Running the two separately keeps things much clearer.

Keep your Meta strategy simple

Meta advertising can become technical very quickly.

The setup, tracking, creative, landing pages and optimisation all matter.

But the underlying strategy doesn’t need to be difficult to understand.

For most estate agents, start with two jobs:

Generate enquiries. Generate interest.

Use Lead campaigns to turn advertising spend into real opportunities.

Use Engagement campaigns to make sure more of the right people actually see and interact with the content your agency is producing.

Run properly, the two work together extremely well.
